NO AGENT DOES THIS FOR EVERY LISTING!!
If you are looking for a local, Real Estate Professional in Monmouth or Ocean County, let me introduce myself, my name is Edward Vivona. I am a Sales Associate with Hubbard Park Real Estate, located at 507 Broad Street, Second Floor, Shrewsbury, New Jersey.
From the very first email you receive from me, from the very first phone conversation we share, you will see how I am quite different from any other agents. I PREVIEW all the homes you have an interest in prior to our showing, I check all MLS listings thoroughly, cross reference every property through municipal records, view FEMA maps, county records, check for disclosed easements and more.
Once I have this information, I will then provide you an EXTENSIVE overview on every listing you have an interest in, email them to you in advance, thus allowing you to make an informed decision, if you would like to continue or have me provide a home seach based on your criteria. Wouldn’t you like to know before you fall in love with a home,… that a good portion of the property shows a conservation easement, that the in-ground pool you had planned on adding,… ain’t happening?
Often times, the big home search websites leave out important, relevant information such as square footage, current property taxes, days on the market, if the property was listed previously, while doing my best to find it why it did not sell.
I will also check to see if the property is a potential bank owned/short sale scenario. I’ll visit the municipality on your behalf if need be, checking for any open permits, which in some instances, could be a deal killer at the very last minute. Also, if necessary, I will contact a local title company to see if there are any open judgments or liens on the property (on a case by case basis). On top of all this, I will take additional photos of the home (if permitted) and email them to you, visually telling the home’s, ENTIRE story. Now who hasn’t wished at one time or another, there were more photos of a particular home? I understand your time is valuable, this is certainly a worthwhile consideration for you Buyers, especially if you’re not from the area. So if you are serious about a change, want to save time, money, I’ll help you try to avoid possible future headaches or disappointment,… or at the very least, wasting your time….give me a call anytime or send me an email. Your consideration is my pleasure, my attitude is,….gratitude!
